A range from past sales, not a formal valuation. HDB sets the official value after you sign the option to purchase.
How the HDB estimate works
The tool takes every HDB resale registered in your town for your flat type over the past 12 months and finds the median price per square foot. It multiplies that by your flat’s size, adjusts for your floor, and shows a range of about 7% either side, kept within the lowest and highest prices actually paid. Tiles below the result show the town median, the full range and your own midpoint per square foot.
The data comes from HDB’s resale records on data.gov.sg, the same records banks and agents use.
What the estimate can’t see
Three things move a flat’s price that a town-wide number misses:
- Lease left. A flat with 60 years left sells for less than a similar flat with 90 years left, and buyers using CPF or a bank loan face limits on older flats.
- The block itself. Distance to the MRT, a view or a busy road can move prices by tens of thousands within one town.
- Renovation and layout. A renovated flat or a rarer model, such as a maisonette or a corner unit, often sells above the median.
For these, look up your own block in the HDB resale price checker. It shows every sale at your block or street, with the floor, size and lease left.
Condo and EC valuations
Private homes don’t have a free per-unit sales feed like HDB’s. Switch the tool to “Condo or EC”, fill in your project and unit, and send it on WhatsApp. We reply with recent sales in your development and the stacks around yours, and a realistic asking range.
From estimate to sale
A valuation is the first step. Our sell-and-upgrade calculator shows what a sale at that price leaves you after your loan, CPF refund and fees, and the HDB resale process guide covers the steps from listing to completion.
Common questions
How accurate is the HDB estimate?
It's a range built from every resale in your town and flat type over the last 12 months, scaled to your size and floor. Most flats sell within it. Lease left, the block's exact location and renovation can push a flat outside it, so check the sales at your own block with our HDB resale price checker before you set a price.
When does HDB value my flat?
Only once you have a buyer. The buyer submits a Request for Value after you grant the option to purchase, and HDB usually gives the result within about 10 working days. The buyer's loan is based on that value, so a price far above it means cash over valuation from the buyer.
Can I get a bank valuation before I sell my condo?
Yes. Most banks will give an indicative valuation for free if you ask through a loan officer or broker. It's useful for refinancing, but a buyer's bank will do its own when the sale goes through.
Why don't you show an instant price for condos?
Condo prices vary too much by project, stack, floor and facing for a town average to be useful. We look up the caveats lodged in your own development instead, which takes a few minutes.
