What the quiz counts
Rent looks generous until the costs come off. The quiz takes a year’s rent and deducts property tax at the rented-out rates, service and conservancy charges, an agent’s fee, a few empty weeks between tenants, repairs, and interest on any loan left. What’s left is your real return, shown as a yield on the flat’s value.
Then it checks the rules that often settle the question. Buying a condo while keeping the flat triggers ABSD. Buying another HDB flat means selling this one. PR owners can’t rent out the whole flat. And a short lease can make waiting costly.
When renting makes sense
Renting tends to work when you’re moving in with family or going overseas for a few years, you’re a citizen owner past the MOP, the flat has a long lease left, and the net yield is 3% or more. Otherwise selling usually puts the money to better use.
Check the approved rents at your block before you decide, or unlock your plan at the end of the quiz and we’ll run it for your exact flat.
Common questions
Can I keep my HDB flat and buy a condo?
Yes, after the MOP. But the condo becomes your second property, so you pay ABSD: 20% for citizens and 30% for PRs. Married couples get it back only if they sell the flat within 6 months. That's why the quiz usually says sell if you're buying a condo.
Do I pay income tax on rent?
Yes. Net rent is added to your other income and taxed at your personal rate. The quiz shows the extra tax at a 7% to 11.5% rate as a guide.
Can PRs rent out their HDB flat?
PR owners can't rent out the whole flat. They can rent out spare rooms if an owner keeps living in it, with HDB's approval.
