How the quiz works it out
It runs the same sums a bank and a conveyancing lawyer would. First, what your sale leaves: the price, minus your loan, the CPF refund and selling costs. Then, what that money, your savings and a loan can buy, with the loan capped by your income, your age and the MAS loan-to-value limits.
The result compares your budget with real prices from the last 12 months: resale condos outside the city, 2026 EC launches, or the next flat size up in your town.
What the verdict means
Ready to upgrade means your budget covers a typical home of the kind you picked, with room to spare. Possible, with trade-offs means it covers the cheaper end, so a smaller unit, an older project or another area widens your choice. Not yet means there’s a gap, or your MOP hasn’t ended, and the plan shows what would close it.

Common questions
Is the budget the quiz gives me exact?
It's close, but it's an estimate. It uses ranges for CPF, savings and income, and assumes no car or other loans. A bank's in-principle approval and an exact valuation of your flat give the final numbers, and we can help you get both.
Why is an EC budget lower than a condo budget at the same income?
New ECs and HDB flats are also subject to the mortgage servicing ratio: repayments can't exceed 30% of income, against 55% for a private condo. Household income above S$16,000 a month also rules out a new EC.
Can I upgrade before my MOP ends?
No. You can't sell your flat on the open market or buy private property until the 5-year minimum occupation period ends. The quiz still shows what you could afford, so you can plan the year before.
Should I sell first or buy first?
Selling first avoids ABSD but means you need somewhere to stay between homes. Buying first means paying ABSD upfront, 20% for a citizen's second home, which married couples get back if they sell the HDB flat within 6 months.
