Location and the walk to Bukit Chagar

CTC SkyOne sits in Bukit Chagar, about 300 m from the RTS station according to the developer’s brochure and listing sites. That makes it the closest development we track. The brochure shows a walking route but notes distances are approximate and subject to authority approval.

We have not walked it, because the station’s public exits are not open yet. Treat 300 m as a straight-line figure until someone has timed the actual path from the lobby to the gate. IQI’s guide quotes a five-minute walk, which is plausible for 300 m on a flat, direct route.

From the station, Woodlands North is about five minutes by train, and the line opens in February 2027. Our Bukit Chagar station guide covers what else sits within walking distance, including JB Sentral and City Square.

Units and prices

CTC SkyOne has 1,605 serviced apartments across three towers of 57, 56 and 56 storeys on a 1.64-acre freehold site, plus 22 retail lots. Most layouts are dual-key, so one unit can be split into a main home and a separate studio. The larger types are triple-key.

Type Layout Size Listed price
A / A1 2-bed dual key About 43 sq m RM709,068
B 2-bed dual key About 47 sq m RM775,000
C 2-bed dual key About 51 sq m RM781,000
C1 2-bed dual key About 52 sq m RM882,868
E 3-bed dual key About 66 sq m Not published
F 4-bed triple key About 83 sq m Not published
G 3-bed triple key About 118 sq m RM1,843,500

Prices are from a listing site that compiles the developer’s list. It also notes four different entry prices in circulation: RM553,000, RM577,000, RM628,000 and RM709,068. EdgeProp shows “from RM374,400”. We could not confirm which is current, so ask for the developer’s dated price list and the rebate terms before you compare.

Can Singaporeans buy here?

Yes, but only units priced at RM1 million or more, which on the published list means Type G at about RM1.84m. The smaller dual-key types are marked for Malaysian buyers only. Types E and F have no published price, so their eligibility depends on where they land.

Every foreign purchase needs Johor state consent. On top of the price you pay 8% stamp duty as a non-citizen and the 3% Johor levy, with a RM30,000 minimum. Run the numbers in our cost calculator before you go to the showroom.

If an agent offers you a sub-RM1m unit “with approval”, get the approval in writing. Units sold to foreigners under RM1m through special developer approval can generally only be resold to Malaysians while the value stays under RM1m, which narrows your exit.

Rental evidence

There is none yet. CTC SkyOne is under construction, so there are no tenants and no rental listings. Any rental yield quoted for it is a projection. For a reference point, look at completed projects nearby such as Twin Tower Residence, where 2-bedroom units are listed at RM3,000 to RM3,500 a month.

Also keep in mind that 1,605 units will hit the rental market at roughly the same time, alongside Aethera’s 786 and Senyum’s 1,257.

Who it suits

CTC SkyOne suits a buyer who wants the shortest possible walk to the RTS and is happy to wait until about 2030 for keys. For a Singaporean, it mainly suits someone with a budget of about RM1.84m for a large triple-key unit, who can live in one part and rent out the rest.

It suits less well if you want a smaller unit under RM1m, since those are listed for Malaysians, or if you want rent coming in when the RTS opens in 2027.

What to check before you book

  1. The vacant possession date in the sale and purchase agreement. Sources give 2029, 2030 and 2031.
  2. That your exact unit is approved for foreign purchase and priced at RM1m or more. If there are rebates, ask your lawyer whether the RM1m test applies to the price before or after them.
  3. Which tower your unit is in and where the pedestrian route to the station starts.
  4. The current price list, since four different entry prices are circulating.
  5. Maintenance fees and the house rules for dual-key letting.

Common questions

How far is CTC SkyOne from Bukit Chagar RTS?

The developer's brochure and listing sites put it at about 300 m. That is a published figure. We have not timed the walk yet, and the station's public exits are not open.

Can a Singaporean buy CTC SkyOne?

Yes, but only a unit priced at RM1 million or more, with state consent. On the price list we found, that is the Type G triple-key unit at about RM1.84m. The smaller dual-key units are listed for Malaysian buyers only.

When will CTC SkyOne be completed?

Sources differ. One listing site says 2029, EdgeProp shows November 2030 in one place and 2031 in another. Construction started in April 2026. Ask the developer for the vacant possession date written into the sale and purchase agreement.

Is CTC SkyOne freehold?

Yes. It is freehold land with a commercial strata title, which is normal for serviced apartments in JB city centre.
