Location and the walk to Bukit Chagar

Senyum Residences is in Bukit Senyum, east of JB city centre, about 900 m from Bukit Chagar RTS according to the developer’s listing and IQI. It sits near the JB CIQ complex. IQI estimates a 15-minute walk.

We have not walked it. The roads around the CIQ carry heavy traffic, so the route matters more than the distance. Check where the pedestrian crossings are before you assume a daily walk. The RTS opens in February 2027.

Units and prices

Senyum Residences is a single block of 1,257 freehold units. EdgeProp lists two published layouts and a starting price.

Type Layout Size
B-a 2 bed, 2 bath 742 sq ft
C-a 2 bed, 3 bath 925 sq ft

EdgeProp gives a headline price from RM513,000 and describes units from about RM500,000 at around RM950 psf. At that rate, a 742 sq ft unit works out at about RM705,000 and a 925 sq ft unit at about RM879,000, but those are our estimates, not quoted prices. IQI mentions compact, family-sized and some dual-key units. Get the full price list with unit sizes before comparing it with other projects.

EdgeProp labels it a serviced apartment in one place and a condominium in another. Ask which title it carries, since that affects maintenance rules and, for foreigners under RM1m, the Johor levy minimum.

Can Singaporeans buy here?

Only if the unit costs RM1 million or more, or the developer has special approval to sell that unit to foreigners. At about RM950 psf, you would need a unit of roughly 1,050 sq ft or more to clear RM1m, and we have not seen a layout that large published.

If you are offered an approved sub-RM1m unit, understand the exit first. The New Straits Times reported in April 2026 that foreign owners of these units can only resell to Malaysians while the value stays under RM1m. A Singaporean would also pay a minimum Johor levy of RM50,000 if the unit is a serviced apartment under RM1m. Run the full cost in our calculator.

Rental evidence

None yet. Senyum Residences is under construction, and PropertyGuru showed no rental listings on 12 October 2026. With 1,257 units handed over at once in about 2029, expect plenty of competing listings in the first year. Completed projects nearby, such as Twin Tower Residence, show 2-bedroom asking rents of RM3,000 to RM3,500 a month.

Who it suits

Senyum Residences suits a Malaysian buyer, or a Singaporean with a written foreign-purchase approval, who wants a low entry price within a kilometre of the RTS and can wait until 2029. It suits less well if you need to sell to another Singaporean later, or if you want rent coming in when the RTS opens.

What to check before you book

  1. Written confirmation that your exact unit is approved for foreign purchase, and the price on that approval.
  2. The title type: serviced apartment or condominium.
  3. The vacant possession date in the sale and purchase agreement.
  4. The real walking route to Bukit Chagar, including road crossings.
  5. Crescendo’s delivery record on recent projects.
