How to use it
Choose your town, type your block number exactly as it appears on the block (including any letter), and pick a flat type if you only want to compare like with like. The checker lists each resale with the month it was registered, the storey range, the floor area, the lease left at the time and the price.
Start with the last 24 months. If your block has only a handful of resales, switch to five years and focus on the most recent ones, since prices across Singapore rose sharply from 2020 to 2024 and have moved only slightly since.
Reading the result
The median is the middle price, so one unusually high or low sale doesn’t skew it. For your own flat, look closest at sales of the same flat type within a few floors of yours and with a similar lease left. A 4-room on the 30th floor and one on the 3rd floor in the same block can be S$100,000 or more apart.
Price per square foot helps when your block mixes layouts. Compare it with the town figures on our town pages, such as Toa Payoh and Queenstown, to see whether your block sells above or below its area.
From a price to a plan
A recent price tells you roughly what a buyer will pay. What you walk away with is a different number: the sale price less your outstanding loan, the CPF you used plus accrued interest (which goes back to your CPF account), commission and legal fees. Our sell-and-upgrade calculator works that out and shows the private home budget it leaves you.
If you are planning to sell in the next year, ask us for a free valuation. We’ll pull the comparable sales for your block and the blocks around it, and tell you what is listed against you right now.
Common questions
How accurate is this as a valuation of my flat?
It shows what similar flats in your block actually sold for, which is the best starting point. Your own price also depends on floor, facing, renovation, the remaining lease and how many similar units are for sale at the same time. HDB's official valuation is only done after a buyer pays the option fee and you request it.
Why can't I find my block?
Either no flat in it has been resold in the period you picked, or the block number needs its letter (79A, not 79). Try the 5-year period, or check a neighbouring block with the same lease start.
Why is the latest month missing?
HDB publishes a resale when it is registered, which can be a few weeks after the deal. The last month or two always fill in as more registrations come through.
What does S$ psf mean here?
The resale price divided by the floor area in square feet (square metres times 10.764). It lets you compare flats of slightly different sizes.
