What drives Kallang/Whampoa resale prices
Kallang/Whampoa prices follow distance to the city and the age of the block. The town sits on the city fringe, so newer high-rise projects near an MRT station now sell four-rooms for S$1 million or more, while older blocks elsewhere in the town sell for far less. The four-room median over the last 12 months was S$905,000.
The HDB town covers the Kallang planning area and extends into neighbouring Novena. Subzones include Bendemeer, Boon Keng, Kallang Bahru, Geylang Bahru, Crawford and Lavender. MRT coverage is good on three lines: Boon Keng and Farrer Park on the North East Line, Bendemeer and Geylang Bahru on the Downtown Line, and Kallang and Lavender on the East West Line.
Three-room flats were the most traded type, with 310 sales at a median of S$458,944. Most of those are in the older estates, where buyers weigh the remaining lease heavily. Four-rooms were close behind at 297 sales, and five-rooms sold at a median of S$968,888.
Where Kallang/Whampoa flats fetch the most
The Boon Keng and Bendemeer stretch leads. In September 2026, a 1,249 sq ft five-room on the 28th to 30th floors of Block 8A Upper Boon Keng Road, in Kallang Trivista, sold for S$1.58 million, about S$1,273 psf. Kallang Trivista was completed in 2016 and sits a short walk from Kallang MRT.
Close by, Stacked Homes reported that four-rooms at Bendemeer Light (Blocks 10A to 10C Bendemeer Road) have consistently sold above S$1 million, including S$1,188,000 at Block 10B in March 2026. Five-rooms at City Vue @ Boon Keng have reached S$1,550,000, and four-rooms at The River Vista @ Kallang are nearing S$1 million.
Older flats can still clear seven figures if they are big enough. In June 2026 a 1,549 sq ft executive flat on the 19th to 21st floors of Block 46 Bendemeer Road sold for S$1,412,000, with about 67 years of lease left. Stacked Homes credited the block’s position between Boon Keng and Geylang Bahru MRT, access to the PIE, and nearby schools including Bendemeer Primary, Hong Wen and St Andrew’s School (Junior).
The highest five-room sale in the data.gov.sg records for the last 12 months was S$1,588,888. In total, 151 Kallang/Whampoa resales passed S$1 million, about one in five.
What Kallang/Whampoa sellers should know now
Supply is coming from new flats reaching MOP and from bigger plans for the area. Kallang Residences, with 243 units, is one of the 2021 completions reaching its five-year MOP in 2026. Further out, plans for the Kallang riverside include a car-free residential area at Kampong Bugis with about 4,000 homes expected by 2030.
The market has steadied. HDB’s flash estimate for the third quarter of 2026 put resale prices down 0.2%, a third quarterly fall in a row, while transactions rose 17.7%. Record prices in Boon Keng do not lift every block in the town, and buyers can now compare more listings before they commit.
If you own an older flat, compare against recent sales in blocks with a similar lease start, not the headline Trivista and Bendemeer Light prices. If you own in a newer project, floor level and view explain most of the spread within the same block.
Plus and Prime flats launched in central areas come with a 10-year MOP and resale restrictions, so they won’t compete with existing Kallang/Whampoa resales for many years.
