Location and the walk to Bukit Chagar
Suasana Iskandar Malaysia is at 82C Jalan Trus, off Jalan Wong Ah Fook, in the old JB city centre. PropertyGuru lists it about 1.8 km from Bukit Chagar RTS and 1.9 km from the CIQ. We have not timed the walk.
At 1.8 km, most commuters will take a short Grab or bus to the station rather than walk every morning. The trade-off is that you live among the older shops, food streets and heritage quarter of the city centre rather than next to a transport hub. Quayside JBCC is on the same road. The RTS opens in February 2027.
Units and prices
Suasana Iskandar is a single freehold tower of 336 serviced apartments by UMLand, completed in 2017. PropertyGuru gives 36 storeys in one place and 35 in another.

Prices are from the first page of 27 sale listings on PropertyGuru on 12 October 2026, mostly RM910 to RM1,335 psf. PropertyGuru’s project page gives a launch price of about RM538,000 and a current entry point from RM630,000; we did not see a listing that low.
Can Singaporeans buy here?
Only units priced at RM1 million or more, with Johor state consent. On current asks, that means some 2-bedroom units at RM1.08m to RM1.3m and the 3-bedroom units. Most 1-bedders and many 2-bedders are below the floor.
Be careful with a 2-bedroom asked just over RM1m. If its value later slips under RM1m, you can generally only sell it to Malaysians, as the New Straits Times reported in April 2026. Check what similar units have actually sold for. Our cost calculator adds the 8% stamp duty and 3% Johor levy.
Rental evidence
Suasana has a small but real rental market. PropertyGuru showed 23 listings on 12 October 2026:

A 2-bedder asking RM3,300 a month on a RM1.08m price is a gross yield of about 3.7%. Yields improve on the cheaper 1-bedders, but those are mostly closed to foreign buyers.
Who it suits
Suasana suits a buyer who wants a finished, smaller building in the city centre, with fewer units competing for tenants than the big towers near JB Sentral. For a Singaporean, it suits someone buying a larger 2- or 3-bedroom at RM1m or more who doesn’t need to walk to the RTS.
It suits less well if a walk to Bukit Chagar is the point, or if you want a sub-RM1m unit.
What to check before you book
- The route and travel time to Bukit Chagar at peak hour.
- That your unit is RM1m or more and has state consent before you pay the balance.
- Transacted prices for the same layout, since asks for 988 sq ft units range from RM1.1m to RM1.3m.
- Maintenance fees and the condition of a building now nine years old.
- Parking, which matters more if you will drive or Grab to the station.
