Location and the walk to Bukit Chagar

Quayside JBCC is at Lot 23008, Jalan Trus, in Bandar Johor Bahru. How far it is from Bukit Chagar RTS depends on who you ask: IQI says about 2 km and a 34-minute walk, while the developer’s marketing says about an 8-minute walk and about 1 km to the CIQ.

That gap is too large to ignore. Suasana Iskandar, on the same road, is listed at 1.8 km from the station, which sits closer to IQI’s figure. We have not walked it. Until someone times the route, assume you will take a short Grab to the station on rainy days. The RTS opens in February 2027.

Units and prices

Quayside JBCC is a freehold, RM600 million mixed-use tower. It holds 482 serviced suites managed by Oakwood, part of the Ascott group, 200 hotel rooms run as Hyatt Place Johor Bahru City Centre, 24 retail lots, a rooftop bar and a fine dining space.

C 600 sq ft

At launch, The Edge reported suites of 430 to 700 sq ft priced at RM700,000 to RM1.05m. PropertyGuru now shows a range of RM628,000 to RM722,200, without saying which types those prices cover.

PropertyGuru gives a price of about RM1,903 psf, which is high for JB. You are paying for the hotel branding and the city centre address. The Edge reported about 90% of suites sold after the January 2023 soft launch, so most units now come from investors reselling.

Can Singaporeans buy here?

Only units priced at RM1 million or more, with Johor state consent, unless the developer has special approval for a cheaper unit. Most suites are below RM1m.

One listing site says Johor’s foreign minimum is RM600,000 and quotes a 30% foreign quota. The RM600,000 figure does not match the RM1m floor reported by the New Straits Times in April 2026, so ignore it unless your lawyer confirms otherwise. If you do buy a sub-RM1m unit with approval, you can generally only resell to Malaysians. Our cost calculator includes the 8% stamp duty and the Johor levy, which has a RM50,000 minimum for serviced apartments under RM1m.

Rental evidence

There is none yet. The building was due for completion in the fourth quarter of 2026, and PropertyGuru showed no rental listings on 12 October 2026. With Oakwood running the suites, ask whether owners must join a hotel-style rental pool, how income is split, and whether you can live in the unit yourself. We did not find published guaranteed returns.

Who it suits

Quayside JBCC suits an investor who wants a small, hotel-managed suite in the city centre and accepts a pooled income model. It suits less well if you want to live in the unit, need a short guaranteed walk to the RTS, or want to sell to another Singaporean later.

What to check before you book

  1. The actual walk to Bukit Chagar, since published figures range from 8 to 34 minutes.
  2. The management agreement with Oakwood: fees, income split, owner stays and how long you are locked in.
  3. Foreign eligibility for your exact unit, in writing.
  4. Vacant possession status and the defects period.
  5. Title type and whether the unit is classed as a serviced apartment for the Johor levy.

Common questions

How far is Quayside JBCC from Bukit Chagar RTS?

Sources disagree. IQI says about 2 km with a 34-minute walk. The developer's marketing says about an 8-minute walk and about 1 km to the CIQ. We have not timed it, so treat both as claims until someone walks it.

How much are Quayside JBCC units?

At launch, serviced suites of 430 to 700 sq ft were priced RM700,000 to RM1.05 million, according to The Edge Malaysia. PropertyGuru now shows a range of RM628,000 to RM722,200.

Can Singaporeans buy Quayside JBCC?

Only units priced at RM1 million or more, with state consent, unless the developer has special approval. Most suites are under RM1m. One listing site states a RM600,000 foreign minimum for Johor; that is not the rule we found, so do not rely on it.

Is Quayside JBCC completed?

Completion was targeted for the fourth quarter of 2026. As of 12 October 2026 we had not seen confirmation of vacant possession.
